What’s included in a custom home plan from Koch Concepts?
- 3 virtual design reviews to cover the owner's needs for the house, review initial designs, and review final designs before submitting to contractor for quotes
- Floor plan drawing with all window/door schedules as well as general notes pertaining to construction details
- Kitchen cabinet elevations; final cabinet drawings to be done by cabinet maker
- Exterior elevations, roof plan and typical truss framing plan; final truss plans to be done by truss manufacturer
- Basic foundation plans that show footing locations and plumbing stub locations; plumbing, HVAC, and concrete structural plans to be done by others as needed by your county; site plans are to be handled locally when required
- Electrical plan for placement only; electrical sizing and fixture specifications to be done by others as needed by your county
- Renders will be provided and specified to general liking of owner but will not include final color, tile, and trim selections. Interior design package can be requested separately if needed
- 3 major revisions are permitted with 10 small scale revisions. Every subsequent revision to require a change order.
- All drawing files, renders, and project notes to be shared via Google Drive folder that you and your contractors will permanently have access to
- Some jurisdictions require a local architect or engineer to make adjustments to the plan to comply with local building codes and provide engineering stamps. Engineering stamps ARE NOT included in this quote. We advise you to check with your local building department regarding codes
